Creative Village Development, LLC

Joint venture between Creative Village Orlando, LLC, a local development team led by Craig Ustler, and Banc of America Community Development Corporation. CVD, LLC is partnering with the City and serving as master developer of a 68-acre urban infill project at the former Amway Arena site., Phase I of Creative Village was completed in August 2022 and represents over $700 million in development activity. Key components include the UCF/Valencia Downtown Campus and the Electronic Arts Orlando Studio corporate anchor. Completion of Phase I established critical mass with over 8,000 students/faculty/staff, 2,500 residents and 1,000 professionals.

Electronic Arts Orlando Studio

5-story, 176,000 square foot professional office building and attached parking garage developed by Ustler Development, Inc. and leased to Electronic Arts. $62 million project at Creative Village completed in October 2021. The building is home to over 1,000 professionals.

UnionWest Student Housing Project at Creative Village – Phase I

$105 million privately developed project including approximately 600 student housing beds; 105,000 SF leased to UCF and Valencia College; 12,000 SF of commercial space; and an integrated parking garage. Developed by the Ustler Group of Companies in partnership with Development Ventures Group, Inc. Completed in August 2019. Located at the northwest corner of Livingston Street and Terry Avenue across from the UCF / Valencia Downtown Campus.

The Julian Apartments at Creative Village

14-story, 409 unit, $108 million market-rate apartment project at Creative Village in Downtown Orlando.  Co-developed by the Ustler Group of Companies and The Allen Morris Company.  Completed in August 2020.  Located at the southwest corner of Amelia Street and Terry Avenue, across from the UCF / Valencia Downtown Campus and Luminary Green Park.

Alta at Health Village Apartments

$75 million, 7-story urban infill apartment project with 285 units co-developed by the Ustler Group of Companies and Wood Partners. Transit-oriented development integrated with the Health Village master plan and AdventHealth’s overall vision for a mixed-use district anchored by health and wellness. The project was completed in January 2022.

The Ivy – Residences at Health Village

$38 million urban infill apartment project with 248 units. Development team led by the Ustler Group of Companies in partnership with Wood Partners. First market rate apartment project at Health Village in Downtown Orlando.  Completed in Fall 2014.

Residence Inn by Marriott, Downtown Orlando

$27 million select-service hotel project with 138 rooms and 4,000 SF of ground floor office space. Located at the northern gateway of Downtown Orlando on the southwest corner of Colonial Drive and Orange Avenue. Development team led by the Ustler Group of Companies in partnership with Pinnacle Hotel Management. Completed in July 2015.

800 North Orange

 $5.2 million, 17,000 SF, 4-story professional office building located in the North Quarter District, Downtown Orlando.  Developed by Ustler Development, Inc. Completed in mid-2015.

GAI Building

$32 million LEED® Silver professional office building with approximately 105,000 SF and the home of GAI Consultants Orlando headquarters.  Development team led by Ustler Development, Inc. in partnership with Tom Ustler. Completed in 2011.

801 North Orange

$25 million mixed-use project with 96,000 SF of professional office condominiums, 18,000 SF of ground floor commercial space and a 362-space integrated parking garage. Development team led by Ustler Development, Inc. in partnership with Tom Ustler.  Completed in 2006.

Thornton Park Central

Award-winning $31 million mixed-use project with 40,000 SF office, 20,000 SF retail, 56 loft condominiums and a 340-space integrated parking garage. Development team led by Ustler Development, Inc. in partnership with Phil Rampy. Completed in 2001.
